New Art: Reinventing the Real Estate Flyer
Why are real estate flyers (the kind you pull from a box out front of a home for sale) so conventional and what is their underlying purpose?
Real estate company Mod Boulder wanted a new flyer. After creating the Mod logo and other branded materials, this was an opportunity to not just design another piece, but to do something completely new.
In my view, the flyer isn't about the realtor (so why have their photo) or even the house, primarily. Rather it's a chance to sell a lifestyle to potential homebuyers. Why will they want to live here? Most people have an idea of what they want in a home and from flyers, are looking for some hard facts about it and some interior shots. Mod Boulder doesn't just sell modern houses, they help people live modern lives.
I set about to convey this with design. To capture "modern living", I illustrated things that are part of homeownership - beds, a toilet, a green lawn, the mailbox, garages and even tax forms. These concrete everyday objects help people visualize their own lives in context of the home. The generic cars in the garage make you think of your own car. Icons of a double bed and three small beds don't just imply the number of bedrooms. They symbolize a family unit.
I've not seen a real estate flyer like this before. My vision was inspired by the trend of infographics, which display data in a visually dynamic manner. To homebuyers who are interested in contemporary design and want to live surrounded by it, this is a flyer that I hope will help connect them to that dream.
